A 4% fee on a $12,500 advance cost looks small, but measured against what you actually received, the real cost is higher than the factor rate suggests.

Ask for the net proceeds figure in writing before you sign
Ask whether fees are refundable on early payoff
Check whether failed-debit fees apply and how much

In practice

A $40,000 advance at 1.25 shows a cost of $10,000, and a 5% origination fee and a $75 wire take the cash received to $37,925. The real cost against that cash is $12,075. An owner who asked for net proceeds in writing saw it before signing and negotiated the fee down to 3%. The factor rate was never the whole price.
