How it actually works

The category is broad. Online term lenders and line-of-credit providers use technology to underwrite quickly, often within days. Revenue-based funders and merchant cash advance providers underwrite mainly on bank deposits. Specialty lenders focus on equipment, real estate, invoices or specific industries. Private credit funds and individual investors make larger, negotiated loans to established companies. Each has different costs and criteria.

Compared with banks, private lenders typically decide faster, require less documentation, accept lower credit scores and serve younger businesses. Revenue-based funders, for example, consider credit from 500 and several months of deposits. In exchange, costs are usually higher and terms shorter, and payments may be daily or weekly rather than monthly.

Regulation differs as well. Banks are federally or state chartered and supervised; many private commercial lenders operate under state lending or commercial financing laws, and several states now require standardized cost disclosures for certain commercial financing. Ask whether the provider is licensed or registered where required and request the disclosure.

Because the category varies so much, comparison matters more than with banks. Put each offer into net cash, total payback, payment amount and frequency, term and early-payoff terms, and read reconciliation, default and guarantee sections.

A marketplace such as MFE gives access to multiple private funders through one application, making that comparison faster.

Private lenders also vary in how they handle problems. Before signing, ask what happens if a payment is missed, whether the lender offers modifications or reconciliation, and how collections are handled. Clear, reasonable answers are a good sign; vague or aggressive ones are a reason to look elsewhere.
